Overall it was okay, I would stay in it again for a group or Family it was very affordable.

The staff was very accommodating. Breakfast was delicious.

The shower in one of the rooms is broken and the sink was also clogged.

Ok for short stay.

Location was good. Staff friendly.

Air-con in the room was quite noisy and room was rather dark. Disappointed that room cost had increased as payment wasn’t taken at time of booking. Hotel did not contact me prior to arrival to advise this- otherwise I’d have paid with alternative card for the lower rate earlier.

SHORT STAY IN BANGKOK

We stayed in the Suite annex across the street and it was very good in every way. However the main building is undergoing major work so the pool was not available

We didn't know that the main building and pool were still unusable for guests. If we had known we would have stayed elsewhere

Just pass and find somewhere else

Can't think of anything that would make people to want to stay here.

hotel offers shuttle service to main street, about 150m from hotel, however, in 5 days was not able to use once..for example the shuttle shows leaves every 30 minutes. example one: got down to lobby 29mins past the hour and shuttle gone. example 2: could see shuttle out of window at 25 mins past, got in lobby at 31 minutes past the hour and shuttle has not moved, but told shuttle leaves in 29 mins. I said but the shuttle didn't leave yet for the 30 mins past...he said nope wait 29 mins. bad customer service. Rooms are very outdated, and damaged tables, dusty sitting chairs and old curtins. The pool has not been maintained in many many years. Mold in the bathroom showers. I could go one for ever, but will not waste anymore time....just pass on this place.

Great value, great location, and the best staff!

The reception - particularly the staff - made us feel absolutely welcome. We had almost zero wait time into our room. The rooms were clean and spacious. The kitchenette was in great working condition and fully equipped with crockery and some refreshers. All in all, we will be staying at this hotel every time we are in Bangkok.

There were a couple of drainage issues with the bathrooms, where the water wasn't draining out as quickly as it should have from the sink, with some slight leaking from the bathtub when being filled up. We also could not use the room's phone as it was disconnected permanently due to some technical issues - which led to us needing to cross the street to the main reception area every time we needed something. However, the staff were extremely apologetic and helpful considering the circumstances and made our stay as comfortable as possible.

Room size. Staff. Central on sukhumvit, but still not on the main street. Close to food and shopping.

On arrival reception was very unfriendly.

On arrival reception was very unfriendly. Booked a non smoking, room and hallway to room strong smell of smoke. Stayed in room 708. The bathroom, had mould on the floor tiles the basin, the shower and around the bath. Have the photos as proof, With the mould it would take one hour with mould remover spray to clean. The air conditioner fan so noisy could not sleep unless switching it off till the room became hot. The pool all the lights in the pool were missing, and the outlet and inlet grates if he pool we’re missing. Basically advertised as a 3 star hotel, but should be reviewed to a 2 or 1 star. The dining room chairs well worn and dirty, could go on and on, with everything. On this trip have stayed at several 3 star and 4 star hotels given excellent reviews at all which was deserving, unfortunately The Royal President, managent need to have a good look at their hotel, cleaning policy, maintenance up keep, as this hotel should not be rated 3 star. Personally would never recommend this hotel

Staff were great Breakfast and food was good

Upgraded but no lift to this level I wasn’t asked and difficult to carry bags etc to upper level Toilet seat kept coming off so had to fix many times Room smell was terrible some oil infusers could make it Smell better Too hot for doona but no top sheet so too cold not to have anything so didn’t sleep comfortably

The court (where we stayed) was to far & the approach road was not maintained. The restaurant is in the main building & one has to walk every morning for breakfast quite long via main road

Great location and value for money

I had a free upgrade to one of the Kingston suites which was very clean and spacious. Good in room facilities. Location is ideal for all of the local bars and restaurants. Soi 15 is pretty quiet too so its this hotel is close enough to the action and far enough away to be a bit more chilled.

There was loud drilling in the building and surrounding area on the final morning of my stay which woke me up. Began just before 1000 and continued most of the morning until i checked out. Not ideal.

Better than Average

Tuktuk bus. Clean and quite room. Elevator was always available when needed. Strick non smoking room and floor. Compare to other hotel, room size was large.

Sewage smell around the entrance of hotel. Basic breakfast. Needed to go up the steps to get to the elevator. Constantly asking for towels and water when should been refilled each days. Water pressure for both toilet and shower too low. Could not use bathtub as it was leaking.

It is very near to BTS and the location is at the middle of...

It is very near to BTS and the location is at the middle of the places that I wanna reach to. Clean environment and comfort bed. The 4pax room comes with washing machine + drying and the provide washing powder. It have 2 rooms, 2 shower room, kitchen and living room.

The air cond in one of the room takes some time to cold up which is still acceptable.

Friendly staffs except one receptionist who registered us, she talked to us like we were her students. No smiles, even though in the land of smiles. We didn't feel welcome.
